Southwick Zoning Board Approves Variances for Two Lakeside Properties
SOUTHWICK — April 27, 2026 — Southwick Zoning Board of Appeals unanimously approved variances for two lakeside properties at its April 27 meeting. For 16 Grandview Street, the board granted Rachel Sutherland a front setback variance of 40 feet, a lot area variance of 28,000 square feet, and a lot frontage variance of 58 feet to allow a 24-by-24-foot prefabricated garage on a poured concrete slab, with members conditioning approval on maintaining at least 10 feet of side clearance for emergency vehicle access. For 125 Berkshire Avenue, the board granted Wes and Terry Scott, represented by Brian Joranen of Southwick Builders, a front setback variance of 29 feet, a lot area variance of 33,600 square feet, and a lot frontage variance of 82 feet for a second-floor balcony and 16-by-20-foot family-room addition; the board settled on Terry Scott's work-from-home arrangement as the operative legal hardship. Both approvals carry a 20-day appeal window before building permits may be issued.
